"Photographs, papers, and textiles can degrade over time, so store them in archival quality, acid-free and PVC-free materials and containers to preserve them as long as possible," Zaslow recommends. "Remove photos from 1970’s-era albums with sticky 'magnetic' pages, which do more harm than good."

Keep the best and let go of the rest. Save heartfelt letters from mom, not every card where she simply wrote “Love, Mom”. Edit items to fit into a reasonably-sized container. Pare down plastic tubs of baby clothes to a few adorable tiny pieces that will fit in a box on a shelf.Take a photo of items that are meaningful but not beautiful enough to display: old dolls, stuffed animals, kids’ artwork, and knick-knacks. A LANDLORD who failed to repair cooking, security and water leak issues at a Braybrook home and evicted the tenants when they took legal action has been forced to pay almost $8900 in compensation.

The Victorian Civil and Administrative Tribunal last week ruled Siripala Prasangika had to pay her tenants Dhuminda De Silva and Chamani Siriwardhana the compensation for failing to ensure the premises were in good repair.

Mr De Silva and Ms Siriwardhana lived at the Ruby Way apartment from February 2011 to October 2016 and regularly contacted Ms Prasangika from 2012 onwards to fix urgent issues around the home.

The problems started in 2012 when the garage roller door’s locking mechanism broke, causing the pair to worry about the security risk because the garage was connected to the rest of the home.

Despite contacting Ms Prasangika about the problem, the broken door was never fixed. At the same time, they also reported that the rangehood in the kitchen was not working. It was replaced two months later by what they said was a “very cheap and flimsy” unit that after a few weeks began to break, to the point they continuously had to tape it to keep it in place.

Even though they contacted Ms Prasangika four more times about it across the next few years, the replacement rangehood was never fixed, which meant the kitchen and living area often filled with fumes when they were cooking.

In November 2013 they reported a significant water leak in the roof that resulted in a mould problem in a spare room.

The leak forced them to abandon plans to use it as a guest room and instead they only used it for storage.

The property’s security alarm had also stopped working from early 2015, and combined with the garage door problem, Mr De Silva and Ms Siriwardhana felt unsafe in the home.

In July 2016, the pair upped the ante and sent a formal breach of duty notice to Ms Prasangika, but after more than a month of no action, they announced their intention to take the case to VCAT.

On the same day they confirmed they were taking legal action, they were sent a notice to vacate the property. The tribunal made orders in August 2016 for Ms Prasangika to carry out urgent repairs to fix the various issues. The issues were not resolved and in April this year came before a hearing at the tribunal, which Ms Prasangika did not personally attend.

In his decision, tribunal member Barry Josephs ordered Ms Prasangika pay Mr De Silva and Ms Siriwardhana compensation of $8885.
